Land sale, purchase declining in Bianibazar

The sale and purchase of land in Bianibazar sub-registry office has decreased alarmingly. Deeds are registered here only two days a week. However, sources have confirmed that it is not more than 50 in the entire month. Deed writers are also worried about the decrease in the rate of deed registry in the upazila since the last two months.
The local deed writers said that due to the abnormal increase in tax at the source of the land deed, there is no land purchase and sale in Biyanibazar. Moreover, the amount of idle money in people’s hands has decreased. According to some, the youth of Biyanibazar upazila are foreign oriented. They are not in favor of buying land in the country. They think it is better for them to go abroad and settle permanently with money to buy land. Now naming is mandatory in execution of documents. But the owners of the land have to face various ironies when it comes to naming.
Mortuza Ahmad Chowdhury, President of Biyanibazar Document Writers Association said, expatriates come to the country in this season of the year. They came to the country and bought land as needed. That trend has not been observed this year. In this, the amount of land purchase has decreased at a large rate. Moreover, in the case of land sale, the concerned parties have to get a lot of speed in various laws and regulations of the government. Therefore, no one comes forward to buy and sell land.
Meanwhile, the government will be deprived of a huge amount of revenue due to reduced land sales. In the current financial year, the amount of revenue will fall to less than half of the previous period.
It has been found out that at present the activities of the Upazila Sub-Registry Office are limited to the execution of some Heba documents and liability redemption (redemption) documents. Buyers are not showing interest in buying land in Biyani Bazar due to high tax at source, lack of cash in hand, going abroad, various harassments in maintenance of land.
In this regard, Registrar Zainal Abedin said, the sub copy documents are getting less than before. However, Heba deed and donation deed are being done although it is much less than before.
